Condominiums and apartments. Security the committee can see working.
High-rise living means one guardhouse for hundreds of residents, cards that can be copied, stairwells that lead to every floor and a committee that needs proof before it acts. The eleven solutions were designed around exactly this.

Today's reality
A queue at the guardhouse at seven in the morning, a cloned card at the lobby door, rubbish dropped in the corridor, and the committee hears about all of it the next morning.
Our approach
Five solutions most condominiums start with.
Each numbered card is one of the eleven solutions; the button opens its page.
AI Visual Monitoring
Guards can't watch every screen. Our AI watches all of them.
An AI platform that watches all your building's cameras at once and alerts the guard the moment something is wrong.
- AI-powered visual coverage of every area of the building
- Real-time object detection and behaviour analysis

Unclonable Access Card
Today's cards can be copied for RM30–50. These can't.
Encrypted resident access cards that cannot be copied, issued and blocked from one system.
- High-security encrypted cards that cannot be cloned
- Centralised card management — issue, suspend, revoke

AI ANPR
Residents drive straight in. No guard, no queue.
Cameras at the guardhouse read every car's plate and open the barrier for residents automatically.
- Dedicated ANPR cameras with IR flash, entry and exit
- OCR optimised for Malaysian plate formats

AI Littering Detection
Catch littering as it happens, with proof you can act on.
Cameras in corridors and bin areas that recognise littering and send security a photo and clip of it.
- Real-time littering detection via AI camera analytics
- Immediate alert to security or management on detection

Smart Parcel WMS
Find any parcel in seconds. It lights up.
LED tags on every parcel in the parcel room, so the guard finds any parcel in seconds.
- Wireless multi-colour LED tags attach to every parcel
- Instant parcel location — no zones or shelving needed

Trust and compliance
Facts the JMB or MC can check.
Facts of record, not claims: how records are handled, how we work with the people who sign off, and who does the work.
Corporate informationPersonal data
Footage and access records under the PDPA
Camera footage, card logs and number-plate records are personal data. Who may view them, how long they are kept and how they are exported is set with the joint management body or management corporation and handled under the Personal Data Protection Act 2010.
Procurement
Prepared for the three-quote process
Every design comes with an itemised proposal prepared to support the joint management body's or management corporation's three-quote process, so the committee can compare like with like.
The company
Registered, licensed, and on site ourselves
RS Techwin Sdn Bhd is registered with the Companies Commission of Malaysia, holds a DBKL business premises licence, and installs and maintains with its own technicians.
Why RS Techwin
Designed, installed and watched by one team.
In-house engineering, our own technicians and a control room that watches what we install.
About usIn-house engineering
We build and customise our systems rather than resell boxes, so a solution can be shaped to the building instead of the other way round.
Our own technicians
Installation, commissioning and repairs are done by RS Techwin staff who know the site.
A dedicated control room
Client systems are monitored from our own control room, so faults and alerts are seen by people who can act on them.

Frequently asked questions
Can we keep the cards and readers residents already use?
Usually. The unclonable access card often runs on the readers already on the doors: residents tap as before, and copied cards stop working. The site survey confirms which readers can stay.
See Unclonable Access CardWhat about the stairwell doors?
Stairwell door access locks every stairwell door from the stairwell side with a card reader, leaves the corridor side free to exit, and releases every door at once when the fire alarm goes off.
See Stairwell Door AccessHow does the committee get the evidence?
Every alert comes with a timestamped snapshot and clip, and the analytics dashboard turns the month's events into a report for the JMB or MC meeting, so decisions are made on records rather than recollection.
See AI AnalyticsWho maintains it after handover?
We do. A maintenance contract covers scheduled servicing and health reports, and the technicians who installed the system are the ones who come back.
